Which programs do I need?

The spreadsheets (.xlsx) are made for Microsoft Excel 2010 or newer (Windows, Mac or web) and for the free Google Sheets. The printable and fillable PDFs work best in the free Adobe Acrobat Reader, because some phone and browser PDF viewers don't save fillable fields. No macros and no passwords. Apple Numbers isn't supported.

How do I use a spreadsheet in Google Sheets?

Go to sheets.google.com, then File > Import > Upload, choose the .xlsx file and pick “Create new spreadsheet”. Then start on the Start Here tab.

What's the EXAMPLE file?

A filled-in copy with sample data, so you can see how everything works before you type your own information into the blank file.

Will this work for my state?

The bookkeeping and tracking tools work anywhere in the US. The rental application and the security deposit tracker are general templates. Rules on application fees, screening, deposit deadlines and notices differ by state and city, so you enter your own state's numbers and check your local rules. The deposit tracker's example uses Florida's deadlines.

Can I use it for properties I manage for clients?

Yes. One purchase covers your own properties and properties you manage for clients. Please don't resell, share or redistribute the files themselves.

How do I get my files?

They're instant downloads, ready as soon as your payment goes through. On Etsy, go to Your account > Purchases in a web browser (downloads don't work in the Etsy app). On Gumroad, use the download button in your receipt email or your Gumroad Library.

Is this a subscription?

No. You pay once and keep the files. There's no account, no login and no monthly fee.

How many properties does it hold?

The bookkeeping spreadsheet holds up to 10 properties and 2,000 transactions a year. The rent roll holds 50 units, the maintenance tracker 10 properties and 500 work orders, the deposit tracker 200 deposits, and the Airbnb & Vrbo bookkeeping 5 listings. Each listing states its limits.

Will it work next year?

Yes. Keep a clean copy of the blank file and start a fresh copy each January.

Does it work on a Mac or iPad?

Yes, with Excel for Mac or the free Google Sheets. Apple Numbers isn't supported, because some formulas and dropdowns don't convert. For the fillable PDFs, the free Adobe Acrobat Reader saves your entries best.

Can I get it customized?

Not at this time, sorry! Property names, categories and colors can all be changed on the Setup tab, and the Start Here tab shows how.

If something's wrong, I'll fix it or refund you within 30 days. Just send me a message.
